I like MBL too. There are too many forums out there that are bad. I am registered with many but I like this one the best. I think MBL will soon be more active.

Hand writen mailers are good for a small budget. You can go to your county clerks office and pull records. You could get a few hundred in a couple hours. You can reverse phone lookup to get the numbers and then scrub on the DNC.

Call all of the scrubbed numbers. The rest mail.

A good mailer? I think that is a million dollar question. I have a couple that I use and they work great for me. It took me a very long time to perfect them and I am sorry but like the kfc recipe...... its a secret.

I really feel bad.

BUT I can tell you that any envelope that is hand writen with an actual stamp is more likely to get open. Now the key would be to get them to read it. So I always think out side the box and make sure thay I am doing things by the law and have fun with it.

Not that I would send a mailer out to people in their 50's Wiith a happy retirement button..... but who knows ,that COULD work.

You have to be willing to try something that will get them to call you .

I have done so many things and I have found the things that I thought of on my own ,are the things that have worked best for me. Now, dont go out and think that every wacky idea is going to work , because they dont. I dont go crazy like I used to. I pretty much know what is good and what isnt now a days. But when new things come into our industry I check it out at least.

I think that people who are looking at future retirement is a good market. Like the movie wedding crashers..... can you imagine the retirement party crashers. ROFLMA. ton of business there........ maybe a few years ago I would try it.... LOL... No... I dont jump off bridges I just step out side boxes. LOL.

What about business cards that are also a phone card and when/if they ever use it.... your pre recoreded message is heard before they make a call. I bet they keep the card agyer they use it and I bet if they never ever use the card its stays in threir wallet. Make a good impression and you are implanted into their head. When they do need a mortgage , you will get the call.



They are expensive but for the random person that gets one..... they will be impressed.

As far as realtor business. This is tough science. I find that the best way to get business is to give business. There are many ways to generate business for realtors. I think that if you think like a realtor for a minute you could come up with better and easier ways to egt business, but the problem is you are usually dealing with renters and many applicants that do not qualify. It will keep you very busy and so its worth the time in the long run.

As far as a website. I am working on a new one presently. I have my personal website from my company but having your own is a HUGE PLUS. The problem you can face is if your company wont approve it. My company will have to approve mine as well.

I got to say, I'm really happy your hear and have given ideas like you have. Other places, when someone asks about a marketing question you get the preverbial "Use the Search" or "Hey buy my 437.00 program and find out more". I understand that everyone is trying to get the same business, and sharing ideas is "almost" like shooting yourself in the foot, bt I feel that this country is huge and there is plenty of business around.

Like a couple of people have mentioned, I too am doing this part time till I can get enough going to move full time. The biggest problem I have right now, is that to get lists and what not people want $1500 and then another probably 500 or so for the cards and mailings. That's more money than I have right now. It's pretty difficult to get going if you don't have money.

you got that right. There IS enough business to go around, but some folks get too greedy. I myself have decided to force the competition right out of my tiny zone, by concentrating on 4 different fronts there. My competition spreads itself thin across the whole state, so i can keep hammering at my area until they just ignore my little zone.

my zone is my own zip code and about 5 zip codes spiraling out from there. There is a TON of biz right there, and has kept my busy for 1/2 a year out.

So, stick to a small local territory, claim it and get everyone to know you, and you will succeed. If everyone did this -then we could easily share each other secrets.
