REFI Market

I was thinking on sending out some refi mailers with a professional letter to debt consolidators, financial planners, bankruptcy attorneys, and a follow up call anyother suggestions? Any luck with anyone with that?

What is your letter going to say? I once heard of a guy that would send a simple letter (or a sales package) in a special priority delivery box that is triangular (you can get them at the post office) when first trying to make contact.

The reason he used the triangular box was because it would stand out as something unique and different, but also because it would always be on the top of the pile (since nothing could be stacked on top of it).

It pretty much guaranteed that his contact would open the box and be curious to find out what was inside. I think he got a lot of call-backs with compliments on a unique approach.

I think Im going to order a bunch of postcards and send them to the closest 2 zip codes to my office. Also Im thinking on putting 2 signs on the 2 main streets. 2 things is that I dont want to waste money on cards to those who rent. (why send them a refi postcard?) And who do I go with for postcards? I was also looking for that company to send them out as well. Has anyone had luck on going to the courthouse to find arms that are about to expire within a few months?

As for my letter I found this on another post:
Dear Borrower, remember how the Loan Officer that got you into your current loan stated that it was a "Band Aide" Loan and they would be back in 2 years after YOU fixed your credit to get you a better rate? Well I know first hand that it is hard to increase your scores and better yourself on your own. This is why I am here, 6 months before your other Loan Officer is waiting for you to CALL ON HIM, to offer my assistance in raising your scores and preparring for your refinance. If you wait another 6 months to start the work it will be too late and your adjusting loan will increase to a rate that will force you to refinance into another short term fix. I'd love to help you out, give me a call.

Depending on your budget there are firms out there that will do the leg work for you and sell you the lists of arms about to adjust. You will be looking at $500 to $1000 per list of 2500-5000

Thills, Your right about the adjustables. I have a list broker and it costs me 1200 for the adjustable 1.5 year filter .

My list broker is selling me good lists and you have to be CAREFUL!

How accurate are they and also is there anywhere or way else I can get a list of those who have an arm in my zip code?

Mark 1200 for how many?

I am guaging the cost from my Broker.
My lists are pretty accurate, the info is scrubbed every 30 days and updated against the county records. They are even cross referenced to confirm that they have not refinanced yet.

You can filter by zip code as well. I know the cheepest way is just to go to your local counties registry of deeds and pull up the arms in your county online or in person.

I tried online and they charge me like 2 bucks and I have to search i believe by the adress. So I have to know what Im looking for otherwise I wasted 2 bucks.
