Realtors vs. FSBOs

I was curious what is better, buying property from a realtor, or buying a FSBO home. Do i have to pay realtors a big commission when i buy a property? Is it "dangerous" buying a property from someone directly?

No, you do not pay the realtor a fee if you do not sign a contract with them. The seller pays the listing agent. It is safer to work with a Realtor. Most FSBO's so not 100% know what is involved with selling there home. A Realtor will know and with the assistance of a good Mortgage Loan Officer the transaction goes very smoothly.

Yes you do not stroke a check for the Realtor fee directly nor do you have to pay for your own agent if you buy a home listed with an agent.

But, sometimes the price of the home is usually increased to account for the agents fee. This fee can be up to 7% of the sales price.

It strictly is case by case and you cannot paint either situation as better than the other. Yes the agent helps you with all the details but a real estate attorney on a FSBO is much less expensive!!!

Sometimes people who do FSBO cannot afford the agent fee due to being over-extended. Somtimes they do it to save money and if that is something they do frequently, cut corners, then the house might have been cared for in the same manor. Sometimes they are just plain smart and pass the realtor savings on to you so you get a lower price.

When you go to purchase a FSBO then if you hire and agent they will attempt to pre-negotiate their commission with the homeowner.

Bottom line is the agent costs money and the amount you finance usually includes their fee so you indirectly pay for it. Also finance it for 15,30,40,50 years.

I personally would rather buy a listed home and have an agent. It is nice to have a real estate brokerage mediating things. I would avoid dual-agency and pick your own agent.
