Since you started as a TM, managed a call center, and then continued from there, I'm sure you understand the value of telemarketing and cold calling.
Since your resources are relatively low right now I recommend that you generate your own leads. With a good cold calling system you can generate anything. Whether that is refi leads or purchase leads.
