LWelch. That was good info and I have tried and suceeded at them all. I've only been open 3 weeks and was hoping to do it primarily with these realtors. I thank you for the feedback.

Never heard of your town, but I am sure there are alot of small businesses that would benefit from a free seminar for their employees designed to teach them about budgeting, how to find the best loan for their personal needs, what it takes to get a loan, how to read a credit report, what it takes to get pre-qualified for a loan to buy a home, etc. etc. Many small businesses are over looked because they are small.

Show people you care and they will be yours for life.

(maybe) You need a team of LOs to work under you, posting on craigs list might help, but you do not want to just rely on that.
Also, tidy up on your current events- make sure you are with the program and that there aren't any real situations that really take you by sub prize. All in all it seems like you are not in such a bad position and hopefully everything will work out. That said I would also take erik's advice and close some really tough loans. The truth is that near the time I was leaving the first company I was with I, similarly, did close some tough loans for some high fees and this does get you respect amongst companies. Also, Erik has a site loanofficersurvival.com which is excellent, I wish I knew about it when I first started. I don't think you'll personally get a lot from the audios considering your experience but, any newbies that join suggest an audio or 2 a night to really boost their confidence and knowledge. Since you started as a TM, managed a call center, and then continued from there, I'm sure you understand the value of telemarketing and cold calling.

Since your resources are relatively low right now I recommend that you generate your own leads. With a good cold calling system you can generate anything. Whether that is refi leads or purchase leads.

It is a tough market right now. However, you got one strength that some LOs does not have. Your telemarketing skills. Touch base with a title rep to start farming. And since you're in a realtor's office, you're an in-house LO.

Then slowly go into the online world. I don't know how confident you are with blogs but you could get a free account with Blogger.com. Write several valuable articles about what you can do to help in the market right now. Leave your contact info and then keep on adding.
