| | | Marketing help I was in the mortgage business from 1997 till 2003. I started as a telemarketer, became manager of the call center, became director of marketing, then L.O., then opened my own firm with two branches and not net branches. I went on a hiatus and now am back starting from scratch post divorce. A lot has changed and I don't have the resources I once had I'm a one man shop with a few resources. I'm in the office with a real estate firm and they will do whatever to assist me. In my career I only wrote three purchases, (refi-boom). I am open to any and all feedback on how do I do this all over again and what direction should I go in with these agents? |

I am flat busted financially, and I'm trying to get back on my feet. |

| | Wow! Man, you are one heck of a guy! I hear you and I respect your salemanship, but asking for feedback does not mean something isn't working. It merely means I'm open for suggestions that may be working for other people. At some point there has to be a human element and some humility where we do things for the right reason and not for what I can get in return. I happen to be one of those people that will share what I know if it will help someone else. That's one of the things I've re-learned in my forty years. You reap what you sow, and I get it back even though it may not come from that person. Not some deep religious thing; just life! |

I wasn't trying to sell you anything. It was just a suggestion for you to make extra cash on the side.. by selling leads. Anyhow, Secret does have some educational info on how to succeed in the mortgage industry. You might want to check-out his forum.

It sounds like you've already got a great "in" with the agents located in your office. What a great situation. Building those relationships is the obvious first thing to do.
Are you asking how to build agent relationships specifically, or are you asking about other ideas to generate purchase business? If the former - I suggest going to each agent in your office and asking first for all the impossible deals they haven't been able to close because of inability to qualify. There will most likely be a few of these, at least.
Then, bring them here and let the community go to town on ideas for the scenarios that come up. If you can manage to close just one of those, you'll be well on your way to "office hero" status. Then work from there - ask for other deals, spread the word about your "impossible" closing and of course really sharpen your knowledge of purchase programs.
Anyway, that's my $0.02. I hope it helps.

| | | Here is my .02 since I guess I am kinda sorta in same boat. I do good 'ol court house research, as in pull deeds of trust and mail out info about refi. As for purchase business, you kinda gotta woohoo a agent that is willing to give you a try. I also sol t/d business from banks, always looks better for them to have a place to send a customer to than too just turn them away. As for purchased leads I have never used any although I would be interested in just how much they cost. Home iprovement dealers are also another place for business. Heck I jump in conversations I overhear and give out a business card or even when you see people looking at homes forsale book. Best of luck to you Nate, this is a tough business I worked as a LO for 5 years, then changed gears when I moved to diff state and worked for a finance co. Now I am back as LO again and boy have things changed! I used to write all deals up and fax in, now everything is online. I am working out of my home for a company, to be honest VERY hard since they are a state away and don't really want to share or give me some training on new things.
