A cheap way...

Well you all know I'm going to try the personal letters, but I'm not handwriting them. I do plan on handwriting the envelopes though. Anyway, being a new loan officer I don't have the $$ to spend thousands of dollars on targeted lists.

I want to send my mailer out to married women and I also want to target older people with my main message pointing out that they may be looking to move into a house with everything on one floor.

Is there a cheap/free way to find out who those people are? My husband is a Realtor so I have access to the MLS system. The only thing about that is that it doesn't tell you how old people are! I had plan on using the MLS to get the names of women who live in certain subdivisions to start off.

Have you all ever sent out anything to your neighbors in your own subdivisions? If so, what did it say. I'm new to my neighborhood so I plan on sending something out to everyone in this sub but I haven't figured out my message yet. Any thoughts?

your husband being on the mls is awesome!!! congrats. I just want to say the handwritten envelopes is fantastic , but for me its a matter of time management. I am sending out 2500 to 5000 mailers a week. It cant make much sense for me, but is a fantastic idea!!!!

You do send a lot of mailers! Wow, hopefully I can get to that point. Also, I wanted to tell you that I admire your replies to these post. We are a small company like you so a lot of advice you offer is great for those starting out.
What kind of mailers do you do? Letters/postcards? Do you buy lists?

My husband really uses his Realtors license to get his own deals so it's not like there are a lot of mortgage leads there because he is not out there like that...wish he was and I could probably get all those mortgage deals because he is the Realtor and a Mortgage Broker. So I have to start from scratch, and I planned on using the MLS starting out but was wondering what other cheap ways I can get names/address for my target list.

i use site x data. You can use any filter you wish and its 20 cents per lead. I get the whole county disc sent to me monthly. Its not bad.

Now , very few of my borrowers are people who are in some kind of high adj and looking for a 30 year. I find i can never predict the needs of one borrower to the next , so targeting a specific group has not proven effective vs just sending it out to all homeowers. You never know who is going to need a loan right when your mailer arrives. Its all about timing.

I believe referrals are going to be the major source of cost effective loans in the long term however . So i joined the chamber of commerce and work hard for my borrowers to get referreals. I DONT suck up to realtors.

Site x data? Is that online? Where can I get the .20 cent per lead deal? And how much do you pay for the county disc?

25% of our direct mailers are handwritten. I have a guy that works for our company that has his family in Mexico that do the handwritting work and then he brings the direct mailers back to the U.S. He lives in Tijuana and San Diego is only 15 minutes away from Mex.

I pay .20 up to .70 and it depends on the data. When you start adding in fico score, equity and revolving debt.... it gets up there . 5,000 records for $3,500. Wll worth it if you have the right marketing in place. I dont maile the whole list but when I mail I want to make sure that I dont loose a deal because the customer was smart enough to see that it was a handwriten printed font. I could loose a borrower just because I cut a corner.That is my thought.

Dont get me wrong. Florida man, I also believe it its not broke font fix it. It seems as you are doing things a certain way and you like your process. I do things a certain way and I couldnt stop if I wanted to. I am confident with the way I do things and I dont want to loose that way of thinking. So keep on doing what your doing if it works.

Just a quick question... if a client uploads 2,500 data leads in Gold Calling (assuming we are using your script) how many minutes will be needed to complete the entire data and what is the response ratio? (Just wondering from your experience with GC) Also, how much is Gold Calling per minute rate?
