| | | marketing I am just curious what people are using in order to generate business . If there is anything new out there. I know I am going to get spammed and someone is going to take over my thread. I am looking for New things. NOT GOLD CALLING. I have it and I like it but I dont need to know anything about it. NOT AUTODIALERS.... we all know they are old school. I am talking NEW WAYS. Not live transfers, or exclusive leads. Been there done that. CRAP!
I always try new things and see if they work and add to my arsenal of prospecting tools.
I have been landing realtors left and right and they are giving me a ton of business. You want to know why? Because I generate them business 1st . They give me some and I give them more. I have showed them ways to generate business themselves and they are hooked. That is what I have been up to.

| | | I have always been a top producer and its by staying ahead of the times. I still do the county clerk leads, I think that will always work. I advertise with supportyourkids.org for name recognition and I do tons in the community ....but someone has to have something out there that is new and is working.
Oh I almost forgot. I have been doing a weekend with the icecream truck. LOL I know I thought of it and tried it. I am actually getting calls from it. I have been riding around with the icecream driver. I pay him a hundred bucks and I buy ALL OF THE ICECREAM. The 1st time he had $500 woth roflmao.... the second time he had 2k worth.great salesman , I know! I did it because I knew it worked the 1st time. I ride around and I tell him where to go. I hand out ice cream for free, and He will announce my name and company I love it. The parents will want to give me applications right on the side of the road sometimes. I give them a card, they give me their name and number and I follow up. Its an instant rapport when I call them back. The best part is seeing the kids with a big smile because they can pick anything they want. I put a can up and if they insist on paying... then we donate the money to a food pantry for the homeless. who said you have to do everything the way we were taught? I like to have fun sometimes when I work, dont you? This has worked so well , I have a realtor who wants to join me while I do this. Heres another one I do. Have you ever sponsored a little league baseball team and go all out on the best uniforms you can get? I have.... the team loved me but all of the other teams hated me. I am doing soccar this year. I have 6 teams and I am doing them all. Its the way , I am telling you ! Parents will give you their business. ROI think about it for a minute. I would almost bet that my roi is better than any lead company. You should try it, its fun and you get business.

BUILDING RELATIONSHIPS WITHIN THE MORTGAGE INDUSTRY (ie. realtors)
This will always be your best source of business. The question is how do you get in door of some of these realtors. Most realtors have been working with the same LOs and Brokers for years. How do you build that realtionship and get referral business for years to come? Bring the business to the realtor. Its simple, you contact renters with a certain monthly income and have a good rental history. Get them prequalified for a loan. Call up the realtor you would like to start a relationship with and tell them you have a client that needs a house. You already have them approved for a certain loan amount so the realtor knows exactly price range the client is in and hopefully finds them a house ASAP (so you can get the loan done and get paid  ). You have now started a profitable relationship with the realtor. Send a few more preapproved purchase deals their way and you got a lasting relationship with that realtor and in turn hopefully get their referral business as well.

| | | on the little league stuff its important to act now as the teams are forming for this summer. You need to get into contact with the league of your choosing. and then contact the coaches.If they already have sponsors then your out of luck, find a different league.I like the leagues in the small towns with good values. I try to stay away from the bigger cities. On the Ice cream thing, I go after homeowners. I dont think it would work pulling into an apartment building handing out free icecream. One stop and its all gone. I could be wrong, I have never tried it. I like smaller towns and villages . The people are usually very friendly and easy to talk to .

| | | and as far as generating renter business, I have just recently been doing this. I have been using Gold calling because I can call 10,000 renters in ONE MINUTE, then 100 people call me back. I will get people approved and pass on to realtors. The thing that you dont want to do is spend a bunch of time or money qualifing renters. TOO MUCH WORK! Use a system like gold calling with auto responders so your not wasting time on non buyers. Filter out the irates and launguage barriers.Then call them back and prequal them . I spend a few minutes on this and if they are not qualified I am able to find out why(income,credit,or what ever else it could be) send them to a credit repair company and have Gold calling follow up automatically in 2 months.... Boom !that is more business that you will be able to refer out to realtors. I will always be in front of them so when they are ready I am their 1st choice. I send out a newsleter with gold calling to all of my farm and its "I need you when I need You" and you hit or miss. I can say that I will not call someone in my farm and hear, I am sorry I just refinanced or I am sorry I just bought a house. It does work and by referring the business to realtors, you get business coming back. I will help them with some marketing ideas that are out of the box too. It usually works and they keep using me because I gave them a huge pay raise.
I know I didnt want to get into this conversation on this thread but you brought it up. Realtor business is HUGE and it has blossomed with Gold calling.Right now I can get anyone that is interested in Gold calling 1 million leads with the purchase.That will only be valid this week.
Please can we share New creative Ideas about prospecting. I have already
shared some ideas and I am looking for some NEW IDEAS myself. ANyone have anything they have tried that worked or even didnt work?
I have a ton more of things that I do that work but I think its only fair to share ideas.

I am looking for new ways to get business. Is anyone buying leads from a good company ?
I am looking for some lead companies or brokers who would like to part ways with the dead leads . Those that nobody bought for what ever reason in any state. I have been able to work some dead files and get the approved. Including mobile homes over 50k, and 500 mid scores. Any suggestions much appreciated.

Then sit in the grocery store parking lot after ok'ing it with the owner of the lot/commercial complex. Avoid the establishment until you have approval from the owner/management company.

Give me a call if you want to look into it"
LOL, it worked but it made me feel like a freak.
I think now that I am wireless and I am only missing the magnet I should do it again...... I hope the borrowers wont mind the generator
