Also, if you're interested in trying out a couple of relatively inexpensive links you can look into these two sites:

http://www.linkexperiment.com/ (new site with huge traffic potential - getting more and more news coverage almost daily)

http://www.widgetopians.com/ ($5 lifetime link on a homepage with Google PageRank of 5)

I've tried both and have been pleasantly surprised so far.

The great thing about link market is you do not have to pay. You are getting in with start-up sites early so your link will appear near the top. As the webmasters continue to work on their Search Engine Optimization your SEO will increase as well.

There are also plenty of well-established sites to link with too.

such as spamming? or someone trying to hack our site to steal our personal/client's info?

Good questions. I'd recommend setting up a free email account for use when you submit to these directories, because it can't hurt to take the precaution. I'd do something like mortgagebrokerland@yahoo.com for mine, instead of using a mortgagebrokerland.com email address.

As for someone trying to hack into your site... who's to say? As long as your site is public on the web and people can find it, there is some risk. Simply listing in these directories won't significantly increase that risk, in my opinion. However, staying up-to-date on all the latest security patches, having a good firewall, and a solid IT plan will help eliminate most threats.

From my understanding so far, you sign up with these sites, then they want to put a banner or link into your site.
Is that right?
If that is the case, wont your mortgage site will start looking like a walking ad and lose customers along the way?
If there is a particular system or trick to move around this, please advice.

Some of them want a reciprocal link back to their site from your site, which makes it not a free link for you (because there is a cost in the form of a link). I personally wouldn't waste my time with those. However, the ones that require no form of back-linking truly are free and are worth it.

Most of the directories in the list included here should be "free". Some may have changed policies over time to require a reciprocal link, but for the most part you should be able to submit your link without having to pay and without needing to link back to them from your site. That is what makes them valuable, in my opinion.
