Purchase,10% gift equity,100%cltv,stated

I have a purchase, selling price $320k, loan amount $288k, seller will do a 10% gift equity or carryback and pay closing costs. SFR in Sacramento, owner occ, 673 midscore, buyer has 2 jobs, a 1099 and wage earner, she purchased an investment property in Nov 07 in southern CA. I need this done ASAP and as much stated or low doc as possible.
