Hi everyone!

My name is Julian Olson. I work for a company that specializes in private lending. Our main niche are 2nd and 3rd TD's on CA Residential Property up to 75% CLTV with NO PREPAYMENT PENALTY.

Our goal, along with our investors, is to provide enough cash out to help improve your client's credit score. Once thier scores are back up, you will have the ability to refinance them back into a conventional 1st mortgage.

I am very excited about offering this type of financing to borrower's who are facing difficulties with thier current mortgage. As you are aware, many borrower's are facing foreclosure and have no way out.

Also, we do have the ability to do 1st TD's, however, we prefer to do these 2nd's or 3rd's because there is NO PREPAYMENT PENALTY!!

I also have other investors and contacts that do hard money lending on Commercial, construction, raw land, etc. in most of the Western States. As well as a few people who do private lending on commercial property in the major Eastern States.

10.75% (1st year + 3% there after)
75% Max
Stated Income (proof of ability to re-pay loan)
6yr I/Only
1X120 2X90 4X60 12X30 (Okay)
No NOD or BK (previous 12 months)
NO 3rd TD’s
CA ONLY

Silver Program:
12.75% (1st year + 3% there after)
70% Max
Stated Income (proof of ability to re-pay loan)
6yr I/Only
Current NOD/BK okay
CA ONLY

Both programs feature:
Non owner and Owner Occupied
Units, Commercial, Raw Land, Construction Okay
$100K + L/A case by case
Every loan is case by case since we utilize private investors to fund our loans.

We still offer the standard HELOC to 75% @ 15.99 -19.99%
