Hey Greg,
I've had Fantasy Land in my favorite places for some time now and when I get that occassional client that wants just a little more than anyone can give them (haha) I usually refer them to that web site and instruct them to call me back when they are done shopping. Of course I do this in fun and explain it tothem so as not to really tick them off. After they realize noone can give them what they want they usually call me back chuckling. Great web site.

I usually tell them to go to the nearest store and grab a six-pack of Red Bull. They need to wake-up and get a clue.

I close them. I burden myself with all the pain and suffering of a 16 month project to get them a house. Then honestly they get no less than 4 points for calling and negotiating settlements, credit updates, re-scores, then sometimes credit disputes.... There is a fair price for everything and when you do this kind of work you sure can win a customer for life. I have several I did this too and it was only for FHA because I could Yield 3.5% at 6.75-7.25% fixed on a 30 and I would disclose. Sending me all kinds of people and happy they are set instead of wearing a the good old band-aid lol... 2/28.
