Best investment real estate locations in the world?

If you had US$200,000 to invest in real estate. which locations would you choose to invest for best short term and best long term investments?

Myrtle beach, or maybe Nevada. The housing market has leveled off pretty much in the Northeast, some areas declining.

I would love to move to Madrid but I don't know how far 200k would go. Maybe even Thailand, but not right now with all that instability in their government. I hear 40k would make me a king out there, and it's beautiful.

An article in the latest Business 2.0 (good mag) lists what they think will be the 10 best spots in America for RE investment over the next five years. They also listed the worst 10 to watch for.

They seemed to think Vegas was not a good place for a variety of reasons, but several smaller areas in California would still be good. Tucson was on the list as one of the worst. A few smaller places in FL were also listed as good... Panama City was one, I believe.

Does you guys invest in real estate? I sold my rental last summer and am glad I did.

I HavE recently heard that Dubai is giving the best Short term ROI on real estate investments!
