Triggered Leads for Mailers

I just recieved over 20,000 trigger leads covering 4 states. That I can't use. Here is a list of states, and the quantity I have for each one.
Washington- 2,815
California- 17,916
Colorado- 2,669
Oregon- 1,374

I am offering people the chance to buy triggered based leads for mailers. They are all on the DNC. No phone numbers will be provided. All the information will be no older then 10 days.

What are triggered based leads?
Its an event based lead, its the best lead you can buy. Basically it means that someone had their credit pulled within the last 7-10days and we recieve their information.

What are filters?
Filters are the criteria we require from each potential borrower to be considered a possible client.

What are the filters?
Every person will have a fico score of 500 to 650.
Every person will have a mortgage balance of at least $100,000 minimum.
Every person will have at least $5,000 in revolving debt.
No person will have a Bankruptcy in the past 12 months.
No person will have a Foreclosure in the past 36 months.
No person will have a manufactured home.

How much do they cost?
I will be selling them for 0.50 cents each. There is no minimum order.

With the filters we have, we can guarantee all are critera based off their credit report. Most importantly these people are looking for a home right now. Unlike other mailing lists out there we know that they're interested. Send me an email and leave your contact information if you are interested.

I am not so sure about them being the best leads but seems very inexpensive. a very very small fraction of exclusive cost's.

These are the best type of leads. Who else can guarantee that the person is actually interested. We know they applied somewhere for a loan. So now people dont have to send mailers to everyone without knowing if they are interested.

Maybe you meant the best leads for direct mail? If so I could see that but they are not as good as exclusive live transfers.

Be very careful in re-selling these leads. I suspect that your client either backed out of the deal or the bureau sent you the wrong one by mistake.

In any event, the leads are generated from LIVE credit data. This data has restrictions of use and use prohibitions as long as my arm. The FCRA - Fair Credit Reporting Act is very, very specific. It also governs the use of live or prescreened credit data.

The company that is the end user or beneficiary of the marketing effort has to be pre-approved by the bureau. There is a notation on the prospects file that their name was included on a list provided to ABC Mortgage.

If the recipient of this mail calls the toll free OPT OUT # to get off the 3 main bureaus resale marketing lists, they will ask them who they got the mail from? When the person/company that bought these leads (originally approved under some other company's permissable purpose and now they are the company of record) - all heck can and will break loose.

An interesting stat - on average, 40,000 people are opting off the bureaus list everyday, and most of them are homeowners. The potential of identity theft is freaking people out!

Don't get wrong - I think trigger data (by definition - a live credit attribute from a mortgage inquiry - it can be 24 hours to 1 week old) can be extremely beneficial. I would caution anyone using this data to make sure you do it right. It is a lot more expensive that traditional credit prescreened data.

The faster you can contact this prospect the better off your ROI will be. & day old trigers are worthless. The reality is if you don't contact them with 48 hours of them signing the 1003, thus "triggering" the mortgage inquiry - you are wasting your money.

I use it everyday for live transfers. These were for mailers that I dont use. They are long gone now. If you want to buy some email me. Opting out wont do anything to stop these either. These type of leads fall into a different category. Opting out will only stop credit card offers.

Use it everyday for live transfers? I hope you are buying the transfers and using them if exclusively for yourself/your mortgage company.

ANY live data from the bureaus is one time use data to be used only and exclusively by the entity who has a legal permissable purpose to use such data...I'm not the credit police - there are just an awful lot of folks that aren't aware of the regulations and with all the scrunity at the bureaus regarding who has a legal "need to know".

I dont buy transfers. And no we only use them for ourselves. I know the regulations. I dont really sell leads I just happened to have some extra ones that were for mailing that I did not need.
