Tampa Investment Properties

I am currently sitting on 30 condos that were part of a condo conversion in Tampa Palms, Florida. The selling price on these units is 230,000. I am giving back 20k 5 days after closing. These units are completely rented out for at least 1k a month. With proper dividend re-investment you can see up to a 40k profit in as little as two years. RE agents give rebates.

Builders give rebates.

I do not know if this is right or wrong.

Car manufactures give rebates.

I got a rebate on my DVD burner..

Being silly and factual at the same time.. Time to spark up this board a little. Getting a little slow lol. Maybe I should visit realtors or mail something instead of this.

Thanks Greg. The lawyers for the lenders call that "fraud by deceit", and they'll sue his brains out, since the "sales price" is really a pumped-up BS number. An EASY case for the lenders to win, this guy's in for a big surprise (he figures who's gonna tell on him, right?) If I can find out who he is, I will, or maybe th eowner o fthis board, or a cranky buyer will RAT HIM OUT, or someone on the inside he's not been treating properly lately, to "get even."

When the comps in the area support the value, it is completely legitimate. There are several developments in the surrounding area boasting the same sales prices. The fact that we picked them up for a whole hell of a lot cheaper than the appraised value is good for us. Good luck making money with secret university, as i did not poo on your little school.

I'll take one more minute and help you TEACH YOURSELF A LESSON. Here's what you can do to show yourself, how completely wrong I am and that what you propose is legit, ready?

1. On the very first transaction, write into the sales contract - so the lender will see it in the agreement (instead of the secret way in which you had planned on doing it), your plan for the Seller (you) to provide Buyer with a GIFT of that much money after closing, and see what happens ... then come back here and report your findings, OK?
