TEACH YOURSELF A LESSON. Here's what you can do to show yourself, how completely wrong I am and that what you propose is legit, ready?
1. On the very first transaction, write into the sales contract - so the lender will see it in the agreement (instead of the secret way in which you had planned on doing it), your plan for the Seller (you) to provide Buyer with a GIFT of that much money after closing, and see what happens ... then come back here and report your findings, OK?
