Private Loans on California Property

Hello Everyone!

Please see the following with regards to our private loan programs:

Gold program:
10.75% (1st year + 3% there after)
75% Max
Stated Income (proof of ability to re-pay loan)
6yr I/Only
1X120 2X90 4X60 12X30 (Okay)
No NOD or BK (previous 12 months)
NO 3rd TD’s
CA ONLY


Silver Program:
12.75% (1st year + 3% there after)
70% Max
Stated Income (proof of ability to re-pay loan)
6yr I/Only
Current NOD/BK okay
CA ONLY


Both programs feature:
Non owner and Owner Occupied
Units, Commercial, Raw Land, Construction Okay
$100K + L/A case by case
Every loan is case by case since we utilize private investors to fund our loans.


We still offer the standard HELOC to 75% @ 15.99 -19.99%

· 1st 2nd and 3rd TD’s up to 75% CLTV
· NO minimum credit scores (Below 500 okay)
· Bankruptcy payoffs
· Interest only payments
· DTI % not a factor (minimal to No Income documentation required)
· NOD (pending foreclosure) (Okay)
· California only
· No pre-payment penalties (2nd & 3rd TD’s)
