little help on a purchase?

I have a self-employed fixed income borrower who is currently living in ri that is lookin at a house in ct that is sellin for 210. She is puttin 140k down and has 10k in reserves. The problem is her son is goin to live with her and he is the bread winner.....I cant prove her income. He does not have income. The loan will be around 75k. I will give this deal to someone who can actually do it.....I cant. I dont work for a broker anymore.

She has a 621 mid. clean mortgage A+ borrower. 75k.

This is a easy deal for a prime lender.....us sub-prime direct lenders arent very flexible.
