Post Guaranteed Leads --- For REAL!

Hello, I am posting this in order to introduce myself and I am hoping I can help some of you out. I am from Metro Marking.
My company generates refinance business for mortgage brokers/loan officers and bankers. With our EXCLUSIVE mini 1003 applications.

We provide “EXCLUSIVE” pre-set appointments with sub-prime homeowners that have an interest in refinancing, whether it is for Consolidating debt, Obtaining cash, Home improvement or whatever the case may be. Most importantly, may I reiterate, these prospects are guaranteed home owners whom WANT to speak with you, not just a lead, this prospect is ready to do business. And this lead is EXCLUSIVELY yours and we do NOT fish the contact with any other firm or business. With a Guaranteed Minimum Lead Generation.

Our listings consist of sub-prime homeowners with FICO scores of 540-650.
Heavy Debt Consolidation, maybe a late loan payment.
But anyone with Fair or Poor credit must have at least 20% equity in the property.

First we scrub this list against all “DO NOT CALL” State & Federal regulations and you are insulated from all liabilities.

We target standard one family residential, any modules, two family, prefabs or mobile homes are given to you complimentary and do not count towards your minimum number of applications.

The REAL Benefits:
All applications generated from campaign must meet a certain criteria or they will be replaced.
Only those applications in compliance, will count towards the minimum.
The appointments made are exclusive to you alone for up to one year.
To start, you the broker will select a geographical area to target and we will then generate appointments from the targeted area.
These prospects are NOT internet leads of a homeowner just browsing, these are homeowners wanting to speak to you now and awaiting your call back.
The appointments are then set within 24 hours and given to you the following day with the date and time for you to call the homeowner.
Also for your information, all conversations with the homeowner are digitally recorded for quality assurance AND VERIFIED A SECOND TIME BY THE QUALITY CONTROL MANAGER.

Each program comes with a minimum amount of guaranteed leads which I actually would rather call “business ready to close” as all it depends on at this point are your loan officers to contact the prospect and close the deal. Now what this guarantee entails is this: We ‘must’ supply a minimum number applications of homeowners whom are looking for these type loans and have agreed to a set date and time to be contacted. This does depend on the program you would select. For example if you selected our Gold Program or introductory, it is a list of 5000 prospects, and guarantees you 50 leads who are awaiting your call to assist them with their needs. A note here is we do not stop at the minimum number required of this program or any program we offer, we continue to give you prospects above and beyond this number. Of course 4000 out of 5000 is far from likely, but our guarantee is we do provide the minimum amount, this in turn will give you a great return on your investment and the closing ratio for OUR LONG TERM is actually
one in five. Depending on your LO’s you may have even a better percentage of closings.

The above makes it sound like all your leads will close because if all it takes is for the LO to call and close, how would there be anything lower than 100% closing ratio? But then you say:

Perhaps you got a little excited about telling everyone about your product and forgot the rule of thumb to under-promise and over-deliver. So what's the real deal with your leads? Do you have a 20% closing ratio or are they all guaranteed to be ready to close the deal with whoever calls them?

Hello cghoagland,

Welcome to MBL! You are now a MortgageBrokerLandian! Just a word of advise, be careful using the word 'GUARANTEE' b/c if you can't deliver that promised 'GUARANTEE' then your customers can easily dispute their payment. Visa, Mastercard and Amex will approve the customer's chargeback in a heart beat.

Thanks for the advise Carlos. And for the above mentioned question, I wil have to reword or be more despript in it. Our closing ratio is 1 in 5 or 20% or greater. So yeah, all in all, we get the leads whom want to seal a deal, but again it IS up to the LO to finalize this. My apologies for misleading or misrepresenting this, I posted this type of ad before and never have had this brought up.

Thanks for the constructive criticism, it helps me, and I am always open for suggestions.
