FSBO Training Thread

I am a FSBO Manager for Security One Mortgage and I would like to start a FSBO Training Thread to help educate LO's how to enter this new hot niche market with marketing ideas and answering any FSBO questions. To start with on www.loanofficersurvival.com on the guest teacher system I have a FSBO script thread, a letter that I send out to prospects about the program and a FSBO checklist. Next month I will have a webpage www.FSBOLOMARKETING.COM that will have a Free FSBO newsletter and FSBO articles. Please check the FSBO info on www.loanofficersurvival.com and respond with any FSBO questions you might have new or experienced LO's please respond!!

You'll have to post again when the new site is up. I took a look at the materials posted on LOSurvival and they look like a good start. I also took a look at your FSBO site... looks pretty good. Done through Myers Internet? I'd like to pick your brain sometime about your experience with them.

Erik,

Have I only posted twice? I have been lurking for a little while, so it feels like I should have posted more. Must have opened my mouth often and typed seldom

I will come clean that the owner is an acquaintence of mine, so I am in on the ground floor, so to speak. I am not an owner nor do I make money for promoting the site. There are 3 reasons I am mentioning and promoting the site:
  1. I am a user of the site and it is brand new. In order for it to be a truly valuable asset to me, it needs to grow.
  2. I have paid as much as $49/mo and have been pitched on similar systems that charge as much as $249/mo to join. This site is truly affordable at less than $20/mo; and
  3. As I mentioned in this thread, the owner is doing a ton of research so that he can offer a lot of training materials on FSBO marketing. He is borrowering from a lot of sources that charge for the info and adding new touches he is learning from the LOs that are on the system early. Currently the access to the training information is free and without a password protect, so everyone should use it.

Like I said, I get no direct financial benefit from promoting the site. BUT, as it grows and begins to be a destination on the internet, my FSBOs are happier about my free offer to post them there and I may see some leads from my area that find it on their own.

The owner is a business acquaintance of mine and I do think he is a good guy, so I have no trouble helping him get the word out. His name is Chuck Kuhter and I can get you his phone # if you want it, although I think it is on the site already.

Thumbs up FSBO Approach

Was working on FSBOs last week and yesterday and I found an angle that worked well for me and I thought I would add it to the mix:
Check out Bill Sparkman's FSBO stuff at www.billsparkmanthecoach.com. When I started with Bill's info 3-4 years ago, he was all for calling and getting an appointment. Recently, the LOs using his system found that badly done calls or calls where the FSBO got PO'd and hung up on you might poison your chances to work with that person. His seminar and materials now push open house visits 100%.

Personally, I am having good success with this script: "I saw an ad that said you were selling your house at _____(address)__________. I was hoping to stop by, when are you having your open house? (pause for answer) Do you happen to have a flyer or brochure you could e-mail me?" When they do not have a flyer, I offer my help...."You really ought to have electronic and printed materials ready for potential buyers. I am a real estate mortgage professional in the area and I could put my years of financing and property experience to work for you, could I stop by tomorrow evening and talk to you about my FREE For Sale By Owner Assistance Program? I am NOT a realtor and do not want to take any money away from you."

I am not so into door knocking and use a combination of cold mail/cold call to get appointments. My LandVoice subscription has yielded 35 names and addresses for the last 60 leads they sent me. I have all of those names on a mail campaign and I am calling all the non-DNC numbers I have. I have just restarted after the new year and should have 4 appointments to meet FSBOs next week. Tough for me right now because, GO BEARS!!!!!!!!! no one wants to meet on Sundays and no one is advertising open houses until after our beloved's date in Miami on Feb 4.

I had sent this out as an e-mail to an LO asking me about door knocking and had posted elsewhere.
