"Why don't you provide LTV?" many people ask.

The question should be "Why are some lead providers claiming they can provide accurate LTV?" The answer is they can't. They can double-talk, they can babble, but they can't provide accurate LTV. Our philosophy is that if it isn't accurate, we won't offer it. We feel that's a much better option than, well, bull droppings. Besides, ROI is the the bottom line when it comes to leads...not fluff.

Huge declines in home values recently, lead providers relying upon homeowners to provide value or popping off to cyberhomes.com...in the words of Alistair Sim:

"Bah, HUMBUG!"

No false claims, no false promises from us. Sure...we could take 5 minutes to use a nice letter template, and merge excel sheets into labels, but we'd rather tell YOU how to do that and not charge you an extra $10.00-$15.00 per lead for it.

With us you know where your data is coming from. Directly from the courthouses by our well trained & professional researchers. No hiding where we get our data, no guessing, no worries, and no third party estimates.

We also make sure you get no refinances, foreclosures, trust auctioned etc. All records are searched against related documents to ensure it.

We don't do what some lead providers do, and risk your returning the up to 60% of records that are bogus (because they can't check for related documents in any consistent manner, and they are out of their depth when it comes to non-online areas or areas that have high subscription fees for online information) , hoping that you'll be blinded by the one or two deals you get per batch and maybe ignore the rest.

Good thread. Here is my .02 from a mortgage broker who operates in central florida.

First off, go get the information from 'site x data' . They will charge u 10 cents per homeowner.

the info is everything you want, including an AVM of the property. They will NOT include the recast date and the margin or index.

They do include the court doc , so you can then goto the 'county clerk' website for the county you have the data for.

You then imput the court doc number, and bring up the entire mortgage. You then go find the adjustable rate rider which has all the info you need.

Do 100 at a time. Will take a few hrs . Go find their phone numbers on 411.com if the site x data info doesnt list it.

Send them each a personalized letter , then follow up with telephone calls.

That sounds good Florida Man- BUT- what about the ones that are already financed, or dont exist any more. Sure it only takes a few hours (so you say) to look up 100 leads yourself- How much money did that cost you in time? Now you got to go look up a phone number, ok, if you cant find it under their name, now you got to do a reverse address check also, right? Right, but still didnt find the phone number. Now how money money did that cost you for your time? Well now you figure there is no number available(not even a Cell), so you decide it doesnt matter, you are going to do a mailing campaign with them anyway. But** did you do a related document search to see if maybe they already refinanced? No. OK, how about a check to see if they are being foreclosed? NO. Ok, how about checking to see if the loan was already satified? NO. OK, now how much money did it cost you in time? I am not trying to be sarcastic, I am just trying to get you to see that its just not getting a lead from ** whoever** that matters. Its all the behind the scenes stuff that goes on to ensure you arent wasting your time, which in this business, is YOUR MONEY!
Like the old saying goes,:" You get what you pay for"
Will the People that gave you the Lead replace it because it is Dead?

Hi brady

It costs me a lot less than FIVE HUNDRED DOLLARS per 100 leads for simple manual labour.

I see that a LOT of people are coming out of the woodwork to sell these recast leads.

$5 per lead has got to be a $4.80 markup per lead than what its really worth.

I get the leads for .10 cents, like anyone else can.

If someone doesnt mind chucking you $500 bucks for 100 recast 'leads' then I should get into the business myself.

I'm sorry I didn't see this earlier.

You DO understand that we know you can go to the courthouse and obtain these leads yourself, right? That you can spend hours upon hours finding the ones that are ARMs in the sea of other mortgages?

We know you can spend the time to narrow your search range down to what's pertinent and recasting now. We know you can then spend the time to make sure that the pertinent ARMs match what you need.

We know that you can spend the time to travel to every state and every county that isn't online in your selling area to gather your own information. ( OK...we know you won't really do this one, but I'm just making a point.)

You can learn plumbing and fix your own toilets, you can learn to fly a plane to so you can fly yourself to the Bermudas on vacation too.

Are you getting the point yet? Let experts handle the grunt work so you can concentrate on doing what YOU are good at. Selling.

On the other hand, you can pay someone to do your grocery shopping. You can pay someone to wipe ur azz for you. You can pay someone to service your wife too.

You can pay someone to sell the loans for you. You can pay someone to read the newspaper for you, and even eat for you.

Works both ways.

But again, great reply bud, now buy some leads off me.

I will go get the stupid data for $4 bucks a lead. A full 20% LESS THAN THE OTHER GUY.
