Will I Be Able To Sell The Loan

Im Selling A Commercial Property Worth 630000. If I Whole Sale The Note, I Should Expect To Discount It 8%?the Buyers Scores Are 720 And Wife 740.the Note Is 12.5%, 7000 Payment,for Around 12 Years.should The Ltv Be 85%?there Is A Second Note For 70000 For The Assets.how Hard Is The Second Note To Sell?what May Be The Discount Be On The Second(15to25%)?the Buyer Has Alot Of Trade Lines And Has Owned And Been In The Same Field Of Business For 10 Years. Should The Note Be Seasoned And For How Long?

I Dont Have A Buyer For The Loan.does The Loan Scenario Sound Good?there Is A Cash Buyer For 125k Less. Take The Cash Or Hold The Mortgage Then Mabe Try To Sell It ?
