Here are two more that were highly recommended:

1. 21st mortgage (don't have number or site...sorry)
2. lendmark - 888-761-8333

I don't know if they will be able to do with your fico, but they are worth a try if you haven't already.

Before I go ahead and waste more of my time....A manufactured home bought in 2003 in florida....will it go up in value from purchase price.

The actually home depreciates in value, but the land underneath it has a good chance of being a great deal more since land value in FL has skyrocketed. Is it perm. attached n' all that? Conforming Fannie Mae loan?

Me? Yeah I'm an agent but only to allow me to originate loans in CA and to allow me to purchase real estate and get the 3% commission, I do real estate on the side for friends & family but that's really it.

It sure is a nice though to try to get referrals from agents when you are one though.

I am a couple agents loan officers for their pre-approvals so that keeps the income stream steady, however a majority of my business is just past referrals (about 70% of my business). After my first 150 or so loans closed the referrals really started to take off exponentially... I don't think I've tried to get a lead for 12-14 months now.

It is a common theme among loan officers I know. Referrals do work! No doubt about it. That figure is about the same for me. 70%

I look forward to you expanding on how you made referrals work so well for you. That would be a nice piece for the forum.
