Who can do this? Full-doc, but...

Client has a 653 mid score and can go fulldoc, 2 tradelines, 45 dti.
Looking for 30yr, 2/28, or I/O.
100% LTV with 6% seller concessions on a $185,000 o/o SFR.
She has been renting for 6 or 7mths, and before that lived with her son for 6 mths after moving here. Before she moved here she lived in a house owned by her husband, but the mortgage was in his name.

Is this a deal killer? Thanks for any help you can give me.

try new century on an 80 20 , they are known to be fairly liberal with the VOR and tradelines.

'splitting ' the loan would be a violation of RESPA and could get both of you expelled from the biz.

why not just tell the guy who the lender is........

Log into www.corianomortgage.com and check out Pay Scale for self producing loan officers. Dont split your commission when you dont have to.
