Arrow What type of marketing is working for you today?

I trying to start a thread regarding mortgage marketing. So let's open up the lines of communication and see what types of marketing are working for everyone. Be it cold calls, buying leads, auto-dialers, trade shows, realtors, insurance agents, financial planners/CPA's, web-site creation, etc. Just be specific.

I'll start first. I've been advertising on a small AM urban gospel radio station once a day (60-second spot) for the last year and a half. It usually gets results, (except for the Dec.-Feb. time frame), but it costs a whole heck of a lot ($1500 per month). In the months from March through November, I usually get around 10 interested calls per month, and about two to three of those become deals each month. So while I do come out ahead money-wise, it is probably not the most cost-effective marketing out there.

Hi Leahum

May I ask how many times a month is the spot running and what are the time frames. I have done marketing in the past and if you are in a small market $1500 sounds fairly high. In addition ask for a discount, the rate card your rep shows you is like the sticker price on a car. You can neogoiate also tell them you want to be the first one they call when they can not fill up all of their ad space airtime.
