Tough Scenario

LA - $270,000, CO-REFI, FICO - 554, SIVA, ARM - 2/28, 2YR HPP, WAIVE ESCROWS, LTV 68%, Chapter 7 BK - discharged in 01/06, Recent quote was 8.75 paying 1.0 ys. Coborrower states she has a better rate. Help anyone?
