Stand Alone Second - No Seasoning New Value- Details Below

I have a borrower who was in a lease option for 18 months and just refinance to get on title. He needs a stand alone 2nd to 100% but needs to use value and not purchase price. I have cancelled checks to show that he has been in the home for 18 months.

Full Doc, 650 Score, Owner Occupied.

Anyone know a wholesale lender in NV who can do this with no seasoning on new value?????
