Small Commercial Purchase

I have a borrower is looking to purchase a $115,000 Convenience store next to a gas station. She is not going to be purchasing the gas station, just the store. What lenders if any could do a deal like this?

Here is a number for the lender that I use, 630-629-9333, his name is Harry Polites (yes, the name sounds funny but it is real), give him a shout to see what he can do, if he doesn't answer (which he is good for cuz he's always busy) leave a message, he usually calls back within 24 hours.
