retired borrower, 584 FICO, 0x30 for 5 yrs DTI problem any suggestions

My borrower hasnt had a late payment on her mortgage ever. She is retired and on fixed income, I cant qualify the loan based on her income now, and she has no other coborrowers who can go on. Any suggestions for lenders who can qualify this based solely on pay history?
