Rate/Term Refi with no seasoning on title

hi everyone,

would like to know if anyone has a clue which wholesale lender will allow a no seasoning on title for a r/t refinance at 85 or even 90% LTV/CLTV Full or Stated Doc?

Basicaly the property was purchased 6 months ago and a new person just added his name on the deed a month ago and now wants to refinance the purchase money 1st and 2nd that is currently against the property and take a new loan under just his name. The problem is the seasoning being on the deed for just a month. Anyone have any idea please???

has over 90K in liquid assets, fico over 700, the loan amount is 580K=85-90% of property value, owner occupied, and this new person on the deed has been making the payments from the first month unil now (6 months), he never owned/had any other property before..will appreciate any advice/suggestions.
