Anyone care to share any lenders and niche programs that you are partial to right now?

Hmm.

My company has wholesale and they offer Prime and Sub-Prime. New Century and New Century Prime (Formerly RBC Mortgage) FHA is amazing with little to no hits for anything unlike Wells. 1 day out of BK at 100% and can use cancelled checks for 24 month tradeline.

Argent Mortgage has really good rates and can use the borrower's high score to qualify.

Aegis Funding has slighty better rates sometimes on lower LTV deals. They actually do unrecorded land contracts using appraised value with 12 months seasoning, Private VOR, and Cash Out. Nice niche but I think they may require cancelled checks now.

So many are good though. These lenders close deals. Some are tricky or have reps that are not so good and make the company look bad.

Be sure to ask every rep how long they have been with the company and how long they have been a Wholesale AE so you know what you have.

Just talked to my broker Sub500 Mortgage inc. will be doing most of the western states by the end of Jan. and our space is in the 500 and below
Fico score we will go to a max of 75% LTV. depending on the mortgage lates
stated or full doc. Give me a call for pricing or what states we'er at.Thank you Dwayne.

Heres a good program.
World Savings has an option arm program where they ignore ficos and is only based off 12 to 24 months credit history. And there can be a couple of lates. Your capped at 80% LTV.
