I am searching for a lender who can finance the following scenario.

New york
Purchase
Owner Occupied
Condo
Fico Mid: borrower 1.- 725
borrower 2.- 615
Loan Amount: $325,000
LTV: 95% or 80/15
Seller Concession if available
Interest Only if available

Borrower can go full doc but would depend on rate .

Would like to see priced as full doc and stated with Interest Only Option and Seller concession option if available.

I can do this deal all day. We allow 6% seller concessions on all purchases. Here are the rates for full or stated...

Full - 1 loan 95% at 7.75. That is with I/O. 80/15 Combo at 6.99% I/O for the first, and 9.775% for the second (no I/O on the second)

Stated - 1 loan at 9.3% with I/O. Can only get I/O if they are self employed. 80/15 combo at 8.5% for the I/O first and 10.775% for the second (no I/O on the second)

Our stated rates are not the best, but our underwriting and turntimes are very nice right now.
