I have been out of the biz for around a year now. MAN!!! Things sure are different. I need some feedback on what our options are for subprime besides FHA.

Well, they need money down.

Take a look at USBank. Their rate sheets are online.

But, before you do that run them on an FHA 15 year loan. See if you get approved findings.
