Need A Private Investor

I have a borrower who does not qualify for a home purchase right now. However, he has found the home he wants. He has asked me if I knew of any investors or company who would be willing to purchase the house and lease it to him or do a lease option until he is able to purchase from investor. Approx 1 year. Can anyone point me in the direction?

Not my area so I did some searching... Project might be a possibility...?

Would the builder be willing to do a seller carry? I just got an approval from Saxon for 100% CLTV with a 550 score, full doc. 85% with Saxon and they were fine with the builder carrying the other 15%. Rates aren't great at 10% but as far as I know they are the only one out there doing this type of loan.
