Question Need lender in TX

Have the following scenario;

523 mid score, cash out re-fi 75%ltv, 40%dti, full doc, no lates on mortgage hx, some collections, no judements, currently on an arm is going to adjust the end of june, needs to re-fi either with an arm or a fixed mortgage.
