Is that 55k loan amount? If so, you might try running it through DU as an FHA, if you can do FHA.

I tried eastern and freemont no good under 500 fico

and loan amount to small thanks anyway.

any other suggestions??

ok,
Delta Funding may be an option
With less than a 500 FICO, it is going to be really tuff.

My suggestion is to offer the borrower suggestions on how to raise there credit score. It will show that you care and you are not just telling them no and forgetting about them. Then you call them back in 60-90 days and ask them if they are still interested.

Not a big loan to allow a big commission, but showing some compassion and concern for this client can bring you referrals.
