mixed use property under 60,000

hello all
i have a 700 score, w/tax returns, property zoned residential, but auditor says it also being used for commercial use. loan amout 53100 HELP

Oh it is a 3 bedroom house that the seller lives in. The garage and dining room was turned in to the barber shop I believe. So as for percentage i have no idea but it is small percentage

Should work. I think the max % is 25%
