I have clients that have data specifically targeting those confirmed homeowners in ARM products that are about to balloon...I have a couple of mail samples that work well for this offer as well.
Direct Mail is a science...you must have the right list, the right offer, and the right answers when they call. You must also be able to track your mailing and who calls you...set up mechanisms to capture as many of these calls live as possible, offer multiple options for how they can contact you, etc.
Direct mail results ARE NOT measured in response rate...they ARE measured in the funding revenue you get to put in your pocket when it's all said and done.
If any promises you a certain response rate....run away....I'd rather have 25 good calls and close 5 loans than get 100 calls from people who demographic profiles don't allow you to help them or offer them a tangible benefit ( a waste of your time and your money)!!!!
Response rates may mean something if you are Pizza Hut dropping a coupon...when you are connecting with someone on their largest single financial decision, take quality or quantity.
