If you can go full doc try WMC. They can do 100% with that fico, so they dont have to put any money down then you can charge them in the front and get that money for yourself. Oakstreet will do it also.

Thanks everyone for your replies!
Now here is where things get sticky.
Borrower has a child support balance of around 8k
and a divorce settlement of 10k and does not want to pay these things off because is on a payment plan. will anyone do a loan for this guy without paying off these debts?
