LENDER NEEDED! 1 PROBLEM they just took there house off the market a month ago!!!

The loan scenerio is as follows:

Borrower Fico 668
Co Borrower Fico 628
Appraised Value $265,000
Loan Amount $245,000
Rate/Term
No Cashout
93% CLTV
Full Doc
39% Ratios
Colorado

My client would like one loan w/ no MI. Taylor, Bean and Whitaker declined the loan because the borrower just took it off the market 1 month ago. My customer was offered a job in another state and was going to relocate only if she sold her house within 3 months but it never happened. The "Appraisal" show's she had it on the market and it's the only thing affecting my client from getting a great loan. A 30 year fix mortgage is preferred and willing to split the loans as well.

You can try Countrywide. With a good LOE they should make an exception. I have done this before. Also, when the appraiser does the house, the sign needs to be invisible. Not in the garage or on a shelf, but invisible.

I am not sure if you got this loan done already, but Fremont will do this loan. All we would need is a listing cancelation form. We would use the listing price as the appraised value.
