Land Deal-georgia-need Help!!!!

A fellow loan officer just asked me about a land deal. I have no experience so I thought I would place the scenario here.

Purchase
Georgia
Mid score 686
60 acres
$3100 per acre
$186K purchase price
borrower has $6K as down payment

Can anybody do this type of loan?
