I have spilled my guts in posts in here.

Lately what has worked is an online directory listing at mortgageloan.com

I am hammering 2 real estate brokerages that are REMAX and Century 21. I dropped a flyer, testimonials, and cards. Then I called each broker and gained their blessings. I called each agent and emailed them making sure they got my flyer.

Then the normal customer referrals.

I signed up 3 refinances from an investor who owned 2 months and I am doing a cash out refinance SIVA 648 score to 75% of full appraised value in house.

I signed 2 more up. 1 a Land Contract refinance then a current customer who I did a purchase for 12 months ago is refinancing into an FHA in NY.

Staying in front of your existing customers. I called all of them to personally wish them a Merry Christmas. Lucky for me none were Jewish. lol

But, I was slow as heck the beginning of the month. I am not always booming but maybe I am to most. I am funding my first loan for December on Friday. So no way shape or form booming this month but I am slamming 5 through next week. I hope and pray :-)

December is usually a bad month for me. I tis the season. But, this year I tried not too. It was just dead!

I would say about 85% are closeable and 50-60% have been over 620.

Most are in-house so far. I am just getting very lucky with this site. I have myself in every state so I am the only listing in several. You have to provide your license info though so it took a long time.
