hi guys! 86% ltv purchase, 755 fico, lowest possible payment?

without going neg am, which lender would have the lowest rates for a condo purchase in california?

365k purchase price
320 loan amount
755 fico
condo
OO
not first time home buyer
stated income and assets.

I might be able to put them on a special which would give us .70 bps off the rate. I just need to know if they have 18 months worth of 0x30 mortgage history on their credit report. It would have to come up until the last 90 days at least.

If so, I can do 7.50% @ par 2/28 amortized over 50 years. If self-employed, take .25 off of that rate.

FNMA ALT-A will be #1.. Use New Century Prime.. Sorry guys it is no joke that New Century Prime is lower than everyone these days on Conforming... Look into it..

Also Our RETAIL!!! rates are beating Wholesale rates for Chase, Countrywide, Wells, and Interfirst...

I have been beating brokers badly. I beat a wells guy on a 802 mid at 6.125% and he had 6.625% par with 10% down full doc.

As for your scenario it looks like 6.25% fixed on a 30 year. -.625% FNMA Alt-A

check out southstar alt-a. they have a really good 30 interest only that might work on this one good luck.
