Help Payments Lower.. Fl Refi, 583 Fico

Full doc, s/f, o/o, LA: $185,000
LTV: 90%, Appraised at $200,000
No Lates. Customer paying $1200/month (taxes/insurance inc). at a 6.8% adjustable now. needs a lower payment. 40/50 year programs? interest only?
HELP!!

If the buyer doesn't mind buying down the rate with some of their equity, we could probably get them to where they want to be. Otherwise I don't think there's many banks that can get them 6.8% or better with that score.

Only chance for something better is probably FHA.
