Unhappy HELP! New to the business

New York. Buyer not putting anything down, seller concession, willing to hold 20% note as second lien. One mobile home with permanent foundation; attached living space, full basement (but not under entire structure); attached 2 car garage. Tax records show as single family residence but under improvements it is classified as mobile home. Built in 1976. Approx 1250 sq.ft. above ground and 700 sq.ft. below ground. Appraised value $325K, selling price $250K
