HELP! My personal Refi Scenerio

Hey Everyone... Ive been having some serious issues trying to find a lender to get my own refi taken care of... Any help would rock... thanks

615 mid score
house appraised at 200-202 K
looking for 85-90 LTV
15-20K cash out
1x60 Sept. 2006
3 yr ARM
was school teacher for 4 years, currently mortgage broker since Aug 2006.

The 1x60 is absolutely killing me.. thanks for all your help

I would try accredited home loans. They seem to be aggressive despite their shortcomings in the market. However, I would suggest that you run your loan through another broker other than the broker you currently use only due to the fact that most lenders will not allow you to do your own loans. Also many lenders will cap their LTV at 10% below what you would qualify for due to the fact that you are in the lending business. That 60 day late does hurt.
