Exclamation First Time Homebuyer Scenario

Here's a scenario I need some help with:

656 FICO, Full Doc, $219.900 Purchase Price SFR , 95% LTV, 5% Gift Funds, Seller Concessions 6%, Has reserves and funds to close (not seasoned). Also here is the situation w/ his rent history -

Renting a privately owned property. He cannot provide cancelled cks but he can provide official government forms that are submitted to his probation officer showing his rent each month being paid for the past 3 years.

I hope someone can help me out
