Considering purchasing some leads

OK, I've been at my new postion for almost 2 months now and I have no leads! I work for a bank here in Las Vegas and we are required to generate all our own leads. I am based out of one of the branches, but I am not only required to generate leads from my branch but by going outside and soliciting leads from realtors. My bank base is mostly commerical clients, so the average daily traffic through the branch is almost none exisitent and I have tried many realtors and they all claim to either be happy with who they are currently working with or have no business to give. Go figure! I am optimistic but I feel that am my approches are either not working or the market is getting extremely tight.

So I have come to the conclusion that I should probably try to buy some leads out of my own pocket to generate either some refinace leads or purchase leads to "hold the carrot" at the realtors that keep shooting me down. I would prefer to work on Nevada leads for obivious reasons.

Please comment and give ideas on how I should approach my situation.

Generating leads, IMHO, is the hardest part about being a loan officer. Once you find a niche or a system that works well for you - you're set. I'm sure others will chime in about buying leads, so I'll leave that alone, but I will say that you have the right idea when you mention having a "carrot" to dangle for real estate agents.

My preferred niche is for sale by owner marketing to get some of these "carrots", but there are a variety of realtor marketing systems available out there that might be worth looking into as well.

There are 2 types of leads that are performing very well right now...and I'll give you a hint ( most internet leads aren't working..but there are a few legit providers ).

One of these lead types is the best thing I've seen in years and most LO's don't know about it...
