Commercial loan for purchase gas station

Hello
I am looking for a wholesale lender that will loan on a gas station/conv. store in Virginia. Buyer is wanting 80% LTV 90% CLTV Buyer will have seller hold 10% 2nd. Loan will be SISA score is 647. Loan will be $600,000.
I have been looking for awhile, tough finding a lender that will do any with a gas station due to liability.

I may be able to help but I am a broker. I have many lenders I use for deals like yours and I also have access to Hardmoney lenders. If you want to talk and see what I can do for you email me. I will require some compensation to help broker the loan for you but within reason, It is still your loan!!!

Stated is tough let alone the liability of a gas station...

But hey the oil companies are the most profitable they have ever been.. Shouldn't that carry over to the gas stations... lolololol
