Commercial Loan, Is this good quote?

6.50% for 3 yrs.

Loan Amount: Maximum of 75% LTV (say $940,000)
Term: 3 yr. balloon or 10 yr. maturity (interest rate adjusts annually
starting in year 4 at 275 bp. over 1 yr. Libor)
Amortization: Prefer 25 years
Prepayment: 3% yr. 1, 2% yr. 2, 1% yr. 3, no prepay afterwards
Recourse.

Before the papers are signed would love to get some feedback. Broker says lenders are waivering because one of the tenants is a Starbucks (since they announced they were closing approx. 600 locations).

That is pretty good rate and margin wise.

Will it work long term though? Is this your personal loan or a clients?

Not a broker, so no client. Not a personal loan, but work for someone who owns mult commercial properties etc. and we were processing a re-fi and wanted some opinions.

Looks good.. Rate for those types of loans have shot up to about 7% to 7.5% range.. The 6.5% you have secured looks pretty good to me..
