commercial loan?

I have a customer looking for purchase of commercial property
sales price is $120,000 with 10% down mid credit score is 502 and needs to go stated.

any ideas of who can do this loan?
property is in Texas

I dont know about a credit score that low, but try looking up SBA loans, most commercial wouldnt lend below $500,000 and usually require a score above 600.

I have someone who may go that low but with that fico they could not go stated.
