can this be done?

I have a client who has been a resident alien for 2 years. She has a social,she has one tradeline on her credit report for a $12,000 loan she had for 36 months and paid off in 24, all payments on time. However her credit score is 0. She is trying to purchase a $ 215,000 home. The home she currently lives in is paid off. Her income is from rental properties she owns in Mexico. She has $80,000 as a down payment. She has bank accounts in the U.S. and Mexico. Can this deal be done?
